A loan signing is a real estate transaction in which a signing agent walks a borrower through the process of signing loan documents. These documents typically include but are not limited to refinance, buyer, and seller packages. The most essential duties of a signing agent are to be a witness to the borrowers and ensure all documents are filled out correctly.

No a real estate license is not a requirement; however, you must be a commissioned Notary Public.

While all loan signing agents are notaries, not all notaries are loan signing agents.  A notary public witnesses signatures on a variety of documents, ie: background checks, wills, powers of attorney, etc.

While a loan signing agent can conduct all of the same signings and notarizations as a notary public, they more specifically specialize in walking borrowers through real estate transactions and loan documents.
